Before you begin:

APPLYING WITH CONQUEST PROPERTY MANAGEMENT, INC. (CPM):

1. CPM will process all complete applications upon receipt.
2. The application process typically takes 24-48 hours but may take longer, depending on how long it takes to obtain employment and rental verifications. Ensuring that your application is completed, in full, will help shorten the time to process and provide you with an approval or denial.
3. An application is considered complete when the following have occurred:
a. A separate application is completed by all legal adults (18 years of age and older) who will occupy the property, all blanks are filled out for each application, and any additional documents have been submitted (i.e., paystubs, licenses, etc.). Note: Be sure that you provide ALL contact numbers and email addresses for any current and previous landlords and employers.
b. A $45.00 application fee has been paid for each legal adult (18 years of age and older) who will occupy the property. Note: All application fees are non-refundable.
4. If you have a Pet or a Service or Support Animal, you will need to complete a separate screening application for each of them. To complete the screening, go to cpm.petscreening.com. Please share the results with CPM via email to: Leasing@conquestrentals.com. Note: You will be charged a separate fee of $20.00 for the first Pet application and $15.00 for each additional Pet application thereafter. There is no fee required for verifiable Service or Support Animals. A minimum of $300.00 Pet Deposit, per pet, will be required for any other animal. The landlord may also require a monthly Pet Rent depending on the screening criteria results.
5. The Conquest Property Management, Inc. Tenant Advantage Program (TAP) is designed to provide convenience and valuable, professional services to our residents. By applying to lease with CPM, tenants agree to be auto-enrolled in the program and agree to pay an additional $25.00 each month, payable with rent. This program includes benefits such as HVAC Filter Delivery, Online Tenant Portal, Waived Late Fee, Utility Concierge, Inspection Reschedule and more! Participation in this program may vary due to the property specifications. The cost of the program is all-inclusive.
6. CPM requires all tenants carry liability insurance ($100,000) for damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain, or sump, and water damage during the term of their lease. Applicant agrees to either provide proof of insurance prior to the move-in date or be automatically enrolled (fees apply). Applicant agrees to name CPM as an interested party on the insurance policy.
7. CPM does not pre-screen applicants. To submit an application with CPM, be sure that you are applying for a specific property.
8. CPM highly recommends physically viewing the property before applying.

TENANT SELECTION CRITERIA

Welcome, and thank you for applying with Conquest Property Management, Inc. (CPM). We are committed to complying with all applicable laws, including Fair Housing laws, and prohibit discrimination based on color, race, religion, gender, marital status, national origin or ancestry, physical or mental disability, medical conditions, sexual orientation, age or any other consideration made unlawful by federal, state or local laws.
1. APPLICATION – An application must be completed and signed by each individual over 18 years of age applying for residency. An application will not be considered ‘complete’ and will not be processed until all of the following have been provided to us: a separate application has been fully filled out and signed by each legal adult and each co-applicant; the non-refundable application fee has been paid to us; we have received proof of income. Omissions and false information may be grounds for application denial.
2. IDENTIFICATION – A copy of your driver’s license, state picture I. D., Visa or Passport will be required at the time of application submission.
3. RENTAL HISTORY – Current and previous rental history must be verifiable. Any unpaid rental collections, evictions, property damage beyond normal wear and tear, or a previous landlord’s refusal to re-rent shall be grounds for denial. If you are currently under lease with another landlord and (1) you will be breaking the lease or (2) you have not given your required notice to vacate to your current landlord, your application will be denied. Relatives are not accepted as rental references. Please be sure to provide all contact information for current and previous landlords.
4. INCOME REQUIREMENT – Applicants may be denied if the total gross income does not exceed 3-4 times the amount of the monthly rent. Income must be verifiable from an unbiased source (i.e., paystubs from employer, tax returns and/or bank statements). Unemployment compensation, alimony and/or child support will not be considered income unless you can show a valid court order that requires payments to be made and a proven history of consistently receiving payments. Employment history must be verifiable for a minimum of 2 years. If an applicant is self-employed, the applicant must submit prior 2 years’ tax returns and last 12 months’ bank statements.
5. CREDIT – A credit check will be performed and used for approval. Your credit report must show trade lines demonstrating your ability to meet your financial obligations. Applications may be rejected for unpaid collections or judgments, amounts owed on delinquent accounts, amounts past due on accounts, numbers of delinquent accounts and/or too few accounts rated ‘current’.
6. NOTICE TO OR FROM CO-APPLICANTS – Any notice CPM gives you or your co-applicant is considered notice to all applicants and co-applicants.
7. SIGNATURE – Our receipt of this application is consent only to this Application Agreement. It does not bind us to accept an applicant.
8. AGENCY DISCLOSURE – CPM agents are acting as agents for the landlord and do not represent prospective tenants. Although CPM agents may show ‘For Lease’ properties to prospective tenants, they are not acting as tenant representatives.
9. CPM reserves the right to reject any application due to any one of or a combination of the following, without limitation:
Falsification of information; incomplete application or insufficient application information; credit score of 599 or less; credit showing delinquent accounts with collection balances due; foreclosures, bankruptcies, liens against the applicant for taxes or child support, judgments against the applicant for evictions or property damage; rental history showing excessive late payments, NSF checks, property damage, lease violations; insufficient income; writing NSF checks; conviction of illegal manufacture or distribution of a controlled substance or other legal convictions. CPM’s standard residential qualifying criteria are subject to change from time to time without notice.
10. APPLICATION APPROVAL – We will not hold any vacant property for more than 14 days from the application approval date. Upon application approval, the security deposit must be paid within 2 hours of approval. Once the deposit is paid, it is non-refundable. If the deposit is not paid in full in the allotted time frame, the property will be leased to the next qualified applicant.
Unless Landlord and Applicant(s) enter into a separate written agreement, the Property remains on the market and Landlord will continue to show the Property and accept applications and until your qualified application is approved, the security deposit has been paid in full (within 2 hours of approval), and the Lease Contract is signed by all adults and all co-applicants within 3 business days of approval.
11. THE LEASE CONTRACT – The Lease Contract must be signed within 3 business days after we give you our approval in person, by telephone or by email. If you or any co-applicant fails to sign as required, we may keep the security deposit as liquidated damages, and terminate all further obligations under this Agreement. Once the Lease Contract has been signed, and the lease terms have been fulfilled, your security deposit will be fully refundable upon move-out, depending on the condition of the property.

Signing this acknowledgment indicates that you have had the opportunity to review the Landlord’s tenant selection criteria. If you do not meet the selection criteria or provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.

Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord or Landlord’s agent (Conquest Property Management, Inc.) will be basing the decision to lease the property to you. Based on the information you provide, Landlord may decline your application or may take other adverse actions against you (including, but not limited to, requiring an additional deposit, or requiring the last month’s rent payment in advance). You will be notified when your application is approved or disapproved. You will also be notified if any other adverse action is taken based upon information obtained from your credit report or credit score.

Acknowledgement & Representation by Applicant(s):

1. Signing this application indicates that Applicant(s) understand the Landlord’s tenant selection criteria. The tenant selection criteria may include factors such as, but are not limited to, credit history, current income and rental history.
2. Applicant(s) understand that providing inaccurate information or incomplete information is grounds for rejection of this application and forfeiture of any application fee and may be grounds to declare Applicant in breach of any lease Applicant may sign.
3. Applicant(s) represent that the above statements are true and complete.
4. This application must be signed by all applicants age 18 or older who will occupy the residence before it will be considered by the Landlord.
5. Applicant agrees to accept the property in its present condition. Landlord makes no express or implied warranties as to the Property’s condition.

AUTHORIZATION:

Applicant(s) hereby give(s) permission for Landlord’s agent, Conquest Property Management, Inc. to:
1. Obtain a copy of the Applicant(s) credit report;
2. Obtain a criminal background check related to the Applicant(s) and any other occupant; and
3. Verify any rental or employment history or verify any other information related to this application with person’s knowledge of such information.
