Rainy Days & Roof Leaks

As a renter, maintaining a safe and comfortable home is crucial. One common issue that can arise is a roof leak, which, if left unattended, can lead to more significant damages. The following tips will help identify roof leaks early on and report them to CPM promptly.

What to Look For:

1. Water Stains: Keep an eye out for water stains on ceilings and walls. These areas may be wet or dry and show up as many different colors.
2. Drips or Puddles: If you notice water dripping from the ceiling, feel wet or soft spots on the wall(s), or find puddles forming on the floor, these are signs of a roof leak.
3. Musty Odors: Mold and mildew often accompany roof leaks, producing a musty odor. If you detect any unusual smells in your home, investigate the source promptly.
4. Damaged Roof Shingles: Broken and missing roof shingles and fallen tree branches on the roof are often cause for roof leaks.

What and How to Report Leaks in your Rental Property:

1. Notify CPM Immediately: As soon as you suspect a roof leak, call CPM 24/7 at 903-595-0000. Provide a detailed description of the issue, including the location of the leak and any visible damage.
2. Document the Damage: Take photos or videos of the leak and any related damage. You may email the photos/video to cpm@conquestrentals.com. Include your name, the property address and the date the photos/video was taken.
3. Temporary Solutions: If the leak is minor and to protect the home and your personal belongings, use buckets and/or towels to collect any leaking water and prevent further damage while awaiting repairs. Mop up water on floors and place fans on wet carpet.
