Income Requirement

Combined household income must be at least 3–4x the monthly rent. Provide recent pay stubs, tax returns, or bank statements as verification.

Credit Check

We review your credit history as part of the screening process. There is no hard minimum score, but significant derogatory marks may affect approval.

Rental History

We contact your previous landlords to verify payment history, lease compliance, and property condition. Positive references strengthen your application.

Background Check

Criminal background and eviction history checks are conducted on all adult applicants as part of our standard screening process.

Photo ID & Employment

Valid government-issued photo ID and current employment verification are required for all applicants 18 and older.

Application Fee & Deposit

A non-refundable application fee is required per adult applicant. Approved applicants must place a security deposit within 2 hours to hold the property.
